In late winter of 2022, Kim was preparing to be relocated to Maryland – and she had a dream: to live with her horse. To have her own small farmette.
We talked. She had a modest budget and a teeny tiny time frame in which to find the perfect place. Luckily, she was willing to have up to a 90 minute commute to her job in Anne Arundel County, so that gave us flexibility in location. As just about every horse woman who has dreamt of having her own small place knows, finding that small affordable farmette is difficult in normal times, but this was spring of 2022, when it was a crazy sellers’ market, with properties under contract in sometimes mere hours, over asking, cash and no contingencies.
We had our work cut out for us!
We found a sweet little place near Sudlersville on the Eastern Shore. Upon arrival, we were greeted by a herd of potbelly pigs running amok, neglected pastures, worn-out buildings and a little frame farm house that had had some updates. Overall, good bones with a ton of potential – but most important, Kim could see herself and her horse living there. Scheduling worked out perfectly, as we were able to close in time for Kim to start her new job.
Three years later, with fixed fence lines, lush pastures, rejuvenated outbuildings, and an iconic Eastern Shore front porch rescued and restored, the little farmette was home to a happy owner, happy horse and a happy little flock of chickens and ducks.
Alas, it was time for Kim to move again for her job. We debated renting the farm, but as she did not know if she would ever again end up in Maryland, it made more sense to sell.
I marketed this “Darling Chestertown Farmette” heavily – and we had a tremendous response! We were under contract within 6 days!
Once again, the scheduling worked out perfectly – exactly according to Kim’s needs. We settled this week at list price, and she has left Maryland for her next chapter!
And the “Darling Chestertown Farmette” begins its next chapter, with a couple launching their retirement with their dream of a small farm, chickens, ducks and eventually donkeys!
