A young family and their first home – what can be more special? This young couple gave me the honor of serving as their Realtor, their Sherpa to guide them through the process – one could not ask for nicer buyers. And not just nice. Practical. Smart. Careful. Methodical. Married 7 years, they lived frugally, squirreled away for a whopping down payment, and with one toddler and another on the way, they were ready to make the move into a home of their own. But still, they were not quite sure what their price range should be. So we started with market education, helping them understand the process (what fees and expenses were in addition to the price of a home, what were included, etc.), setting them up on MLS searches, not only of active on market listings, but “Coming Soon” and “Under Contract” and “Closed:” information that helped them understand how the market worked, how quickly a property went under contract (or not), and the price once it closed.
While they were getting their market education, I connected them with a reliable lender who helped them figure out their financial options.
Finally, we were ready to began the showings! Dry-eyed with realistic goals, we were prepared for a 6 or 9 month search. However, because they were now so market savvy and had their financial ducks in a row, within only about a month, they were able, with confidence, to spot “the one” when it became available. We were quickly under contract, one week later she gave birth to their second child, and three weeks after that we closed! Hurrah for my little family!
