Classic Colonial – North Crossing, Frederick

It was an honor to be selected by the Sellers to handle the sale of their family home.

Due to a terminal illness, the family had decided to relocate to their new retirement location immediately, in order to grab and hang onto every minute they could, together, in their own seaside paradise. The plan was to simplifying, downsizing in order to focus on what was most important. Time was not on their side.

At first, they thought they would have to dispose of all their accumulated 40+ years of stuff themselves. At first, they thought they would have to handle preparing the property for market themselves: repairs, painters, etc.

Then they called me. We met, and it was quite obvious they had not a moment to spare. They needed to go now to their seaside paradise. So we came up with a plan.

They would move immediately, and I would oversee the clean out, the disbursement of the unwanted possessions, the contractors to freshen and showcase the home, the deep cleaning – everything. Thankfully, I have an awesome team!

Understandably, the sellers wanted – needed – a quick sale at a fair price. The sellers were the original owners of this 30 year well-built classic colonial, and it was evident that they cared for it with meticulously. It made sense to do a pre-listing home inspection to illustrate to prospective buyers the immaculate condition of the home. We also had a pre-listing appraisal, and strategically priced the home just under the appraised value.

With this plan, we were able to pre-market the home under “Coming Soon” (while we were still finishing the final freshening touches), leveraging multi-media platforms and social media.

We were quickly under contract for more than the list price, and settled within a month – and satisfying all of the sellers’ goals and desires!
