If one is searching for a property, particularly a rural property, that is going to be able to fulfill a vision, one must have patience.

All my buyers know my refrain well: “The right property for you is out there. We just don’t know when it will be available.” When we start the process, they are often shocked when I say, “Be prepared…this could take time…a year – or more!” Rural properties are not “off the rack.” Each one is unique, and it helps to be able to evaluate the property in its entirety. If the listing agent allows for two-hour appointments, I book the full two-hours, to allow my buyers time to explore the property, without feeling rushed.

For this particular buyer, we started in March 2021. As time went on, I learned that my Buyer’s visions were flexible and creative: how could the vision adapt to the property? How might the property modify the vision? Working with a Buyer so willing to be creative was a joy – and just plain fun! Not to mention unpredictable. Just when I thought I knew what to properties to focus on, my Buyer would throw something totally unexpected at me. I’d pause, and while I was checking availability for showings, politely ask to explain, please, why THAT property might work, as it was not like ANYTHING we had looked at to date. Once my Buyer would share how that particular property might work for a piece of the vision, I would totally get it, finish booking the appointment, and at the same time add a new search with similar perimeters.

We explored properties that required a big vision, a big plan – and a significant investment, properties in which there was no room for error in the plan.

We explored small properties that would only allow for a piece of the vision, with no ability to expand the vision – and might end up being one property that could compliment another smaller property, and so on.

In the fall of 2025, 4 years and 7 months after we saw our first property, we settled on a property that has the potential to fulfill at least part of my Buyer’s visions. That potential is still to be determined, but the property offers wonderful flexibility and options plus it should be a sound investment, no matter which direction is taken.
